The Organizing Chart of juristic condominium or village will comprise Management Committee, Juristic Person Manager and the Management firm at operational level. Condominium objectives shall be set forth by the Management Committee approved by resolution in the General Meeting for Co-owners. With this system, there will no absolute party to seek complete benefits.
As the Condominium or Village enters into the registration of legal identity or Juristic Person, such property shall become under the provisions of Condominium Act or Land Allocation Act. All parties must be regulated and under the same law which could be prosecuted and penalized accordingly should they violate or commit breaching against the Regulation. The management is liable 100% for any dishonesty or misappropriation caused by its employee.

According to the prescription in juristic person laws, the position of Juristic Person Manager is burden with legal matters and penalty against offense. With the support from management firm, the Juristic Person Manager shall obtain approval or concurrence from the Committee first supported by the management firm to ensure nothing was inconsistent to the Regulation or Condominium Act. The Management Firm could provide appropriate advice with regard to engineering, account and finance or legal matters.

The Management firm shall provide its staff to perform the duty of various positions according to the Committee requirement. In the event of dissatisfaction performance by any staff, such staff will be reminded or a replacement of new staff will be arranged.

It is the duty of management firm to send out reminder to Co-owners or Residents if they have committed irregularity against the Regulation. The Committee simply assigns this duty to the Management.
If the management firm was appointed as the juristic manager, there will no additional expense for paying the manager salary. This decision of appointing the management firm as the juristic person manager shall be one good saving for the Condominium. The manager shall be incorporate with the Committee Policy and the set objectives prescribed in the Regulation.
Taking transfer of public utilities from the Project Developer to become common property of the Juristic Village such as the Land Title Deed of public road, footpath, recreation park, children playground etc.
Being exempted on transfer fee and tax of public utilities, including the ownership transfer fee from every buyer, annual land tax,
All Members in the Village have the right in sharing management as per the provisions of Village Regulation, the right in suggestion or petition in the general meeting for village members, appointment of any member to become the Village Committee,
Disorder environment will be eliminated such as trespassing of truck vendors, placing of food stalls, which will be restricted by the Village rules and regulations,
Lighting system for common areas, street lights, water supply, electricity supply, will be appropriately organized and supervised,
The Village shall have its own rules and regulations developed in addition to other public laws,
Members will receive equality in every aspect of dwelling such as peaceful, safety, hygienic environment,
Property value of the Village shall be maintained and would be increased in the longer term after registration of the Juristic Village,
All Members can enjoy better life quality in the registered Juristic Village,

DISADVANTAGES IF VILLAGE NOT REGISTERED AS JURISTIC PERSON
Village Committee has no power in management as the committee is not appointed under the provisions of Juristic Village Regulation,
Village Committee has no authority in filing action against breaching or violation intervening the Village Regulation on behalf of common owners
Contribution of common maintenance expense may not be fully paid by all Members because those default owners are not controlled or enforced by Village Juristic Person,
Without full supports by common maintenance expense, the common utilities and supplies will not be properly maintained, leaving poor condition of the system which eventually cause inconvenience to Village Members,
The value of Village property will be declining. From the high price in buying, to the low price in selling later as the poor environment condition in the Village,
Common property in the Village shall be transferred to public use instead of the Village Juristic Person. Public way in the Village will be used by public, while the Village has not controlling power. The condition of such road will quickly ruined and without maintenance,
The problems of Village Members will not be corrected as the Committee has no corrective power,
